<p>It is important to take the appropriate actions when pursuing Eagle short sales and Eagle bank owned property since the seller requires certain items that are not needed when purchasing a non-distressed home.</p>

<p><strong>Step 2</strong> Contact an experienced Real Estate Broker or Realtor.  Obtaining proper representation is essential since every real estate transaction is different.  I suggest using a Realtor or Broker that has at least 3 years experience and is not a part time Realtor.  The Realtor or Broker of choice will make the home search process much more fluid and will schedule appointments to view homes of interest, provide community/school statistics, and most importantly represent your interests during the home purchasing process.  The services provided when purchasing a home will not cost you any of your hard earned money since the seller of the home that you purchase will compensate Trust Realty and myself for representing your interests.  I can be <a title="Trust Idaho Contact" href="http://trustidaho.com/contact/" target="_blank">contacted</a> at any time and am happy to help you begin the home search process.</p>
<p><strong>Step 3</strong> Ask to be set up on an automatic Eagle home search notification.  When using this feature, you will be the first to know when homes matching your criteria come onto the market and will also be notified of any price changes via email.</p>

<p><span style="font-size: small;font-family: Times New Roman">Boise home pricing has stabilized (in my opinion and others).  Granted, we could see a spurt of depreciation if inventory were to increase substantially. However, inventory levels within the Greater Boise-Nampa Real Estate Market have subsided drastically within the past 6 months.  If this trend continues then Boise home pricing will continue to stay stable and appreciation should begin.</span></p>
<p><span style="font-size: small;font-family: Times New Roman">Typically, any type of trend in home pricing is found at the employment epicenter of our Valley–Boise.  Statistics show that there has been some appreciation (although minimal) within certain pockets of </span><a title="Boise homes" href="http://trustidaho.com/search/"><span style="font-size: small;font-family: Times New Roman">SE Boise and North Boise</span></a><span style="font-size: small;font-family: Times New Roman">.  This is a very good sign and I hope that the trend spreads throughout the remainder of the Treasure Valley that include Meridian homes, Kuna homes, Eagle homes, and Nampa homes.</span></p>
<p><span style="font-size: small;font-family: Times New Roman">A strong case for market stabilization can be found by viewing market statistics from the 1980’s.  You see, the real estate market during the mid 1980’s was similar (not exact since typical interest rates during this time were at 15%–much different then the 4.5% mortgage rates at this time).  At the “bottom” of the market during the 80′s, a potential purchaser could purchase a home for less then what it costs to rent a home.  When this happened, home pricing began its upward climb.  One can assume that this trend will surface for Boise homes, as well.  </span></p>
<p><span style="font-size: small;font-family: Times New Roman">At this time, one can purchase a Boise home for sale for less then it costs to rent.  I, along with most real estate experts predict that we are at the bottom of the market due to this fact.</span></p>

			<content:encoded><![CDATA[<p>As you probably know, there is a plethora of bank owned homes for sale in Boise, Meridian, Eagle, Kuna and Star.   Banks are motivated to sell and will typically price these distressed homes 10-30 percent under current market values.  Granted, most do need cosmetic work done prior to move-in such as new carpet, paint, lawn maintenanceand other misc items.  However, there are some bank owned property which the previous homeowner has taken it upon themselves to leave the residence in nasty shape by taking a sledge hammer to walls and doors along with pulling all appliances like the range, dishwasher, disposal and microwave (sometimes water heaters and furnaces, too).  Unless you would like to take on the costs, I suggest bypassing some of the bank owned homes on the market. </p>
<p>It is also important to not look for only bank owned homes.  There are numerous non-distressed homes on the market (fair market sellers) that must sell.  These homes are priced competitively and do not need the improvements that a foreclosed upon home typically does.  With that, it is important to consider the costs of repairs when deciding whether to purchase a home which needs some love (yet is priced lower than the home down the street) or one that is turn key and ready to be moved into.</p>
